Rising Rents Fuel Support for Germany's AfD, Study Finds

Research identifies a correlation between increased rents and the popularity of the right-wing party among low-income tenants.
In the 1980s, Berlin's Kreuzberg district was a bastion of punk culture and squatter communities, representing a youthful defiance against the status quo.

Today, it stands as an emblem of gentrification, with its refurbished pre-war buildings and trendy coffee shops, a reflection of broader urban transformations across Germany.

This shift has been strongly influenced by the city's evolving rental landscape.

Recent research led by Denis Cohen from the Mannheim Centre for European Social Research, along with colleagues from Oxford and Zurich, offers critical insights into the socioeconomic impacts of rising rents in Germany's urban areas.

The study meticulously combines rental market data at the postal code level with survey information from the Socio-Economic Panel, revealing a significant correlation between rental increases and the rising support for the Alternative for Germany (AfD) party among low-income tenants.

The analysis found that among renters with increasingly constrained budgets, the propensity to show support for the AfD in surveys rises by as much as four percentage points with each one euro per square meter hike in average neighborhood rents.

Importantly, this tendency is observed even among low-income renters who are not immediately burdened by rent hikes themselves.

The researchers surmise that this is attributed to the perception of rising rents as a latent threat to the social and economic stability of these households.

Conversely, the study notes a contrasting effect among higher-income renters and homeowners.

'While rent increases can be seen as beneficial for some due to urban revitalization processes, others perceive them as a socioeconomic threat,' explains Cohen, highlighting the nuanced views on urban development and gentrification.

Despite the pronounced urban trends, the AfD’s strongest support remains entrenched in rural, economically disadvantaged areas, where rent levels are generally lower.

This points to a complex relationship between socioeconomic conditions and political preferences across Germany's varied geographic locales.

The study sheds light on the intricate dynamics underpinning urban economic changes and their influence on the political landscape in Germany, emphasizing the significant role that housing affordability and policy play in shaping contemporary political discourse.

As cities like Berlin continue to evolve, understanding these socio-political dynamics becomes increasingly vital.
