Rising Rents in Major Cities Intensify Competition for Skilled Workers

Escalating rental prices in major German metropolitan areas are increasingly recognized as a critical obstacle to attracting and retaining skilled workers, according to a recent study.

The research, which involved a survey of 4,000 working adults aged 18 to 65 across twelve German cities—including Berlin, Hamburg, Munich, Essen, Leipzig, and Hanover—was conducted during November and December.

It was reported that a significant portion of professionals views high housing costs as a central disadvantage of living in urban locales.

The findings indicated that approximately one-third of respondents have considered changing jobs due to financial pressures stemming from high rents, although a smaller percentage have actually relocated as a result.

Bernd Roese, managing director of PwC’s Frankfurt office, stated that there is notable frustration among professionals regarding the current state of the housing market in densely populated regions.

This ongoing housing crisis poses a risk of exacerbating the shortage of skilled labor in urban centers.

While a majority of survey participants expressed appreciation for urban living, highlighting advantages such as cultural offerings, job opportunities, and short commutes, two-thirds revealed dissatisfaction with rental prices, home ownership costs, and the availability of rental properties.

Nearly 90% of respondents believe that attaining affordable housing in cities is largely reliant on luck.

This perception aligns with outcomes from a similar survey conducted in the previous year.

The study found that 10% of respondents reported changing jobs due to elevated local rents, reflecting a slight decrease from the 11% recorded the previous year.

In the younger age group of 18 to 34, 18% admitted to relocating for housing cost considerations.

Additionally, the survey highlighted that 35% of all working individuals have contemplated job changes due to high rents, with this figure climbing to 43% among younger workers.

When considering potential job-related relocations, 58% cited affordable rents as a vital factor, exceeding the significance of commuting distance, which was noted by 44% of respondents.

Further results indicated that 76% of participants would decline job offers if the rental prices at a new location were substantially higher than their current rates.

As concerns mount over affordable housing, participants have attributed responsibility to both employers and public authorities.

An overwhelming 90% called for increased government housing programs targeted towards lower- and middle-income households.

Expectations directed at employers are notable, with 81% of survey respondents supporting transportation cost coverage and 85% advocating for rental subsidies in high-cost areas.

A similar proportion expressed support for companies providing company housing and financial assistance for home office setups.

The survey also highlighted the role of remote work as a potential mitigator of housing challenges, with 70% of respondents indicating that the ability to work from home permits them to reside in more economically viable areas.

Roese emphasized that companies should focus on maintaining flexibility and remote work options to effectively retain their talent.
